Take Exit 37 (Long Shoals)
Go Right at bottom of Exit
Cross the river and immediately take Left on Ledbetter Road

- Check in time is 4:00pm and checkout is 11:00 am.
- Smoking is not permitted in the cabins. Smoking is permitted on the porches and grounds. Please dispose of smoking materials responsibly. You will subject to losing your deposit if you throw smoking material on grounds or in water.
- There is a $200 charge if there has been smoking in the cabin.
- Linens will not be changed during your stay, but feel free to use the washer/dryer as needed.
- All garbage must be bagged.
- Starters for coffee and bathroom toiletries are provided.
- Water activities in the lake or creek are conducted At Your Own Risk. No lifeguard is on duty.
- Fish caught must be released or cleaned at the dock. Please leave the dock as you found it and dispose of fish remains properly.
- We cannot be responsible for any injury or damage due to wind, water, fire or the negligence of you or others.
- Please do not place anything other than toilet paper in the toilet. The septic system thanks you.
- No glass is to be used on the porch around the hot tub or on the grounds. Plastic only please for the safety of our guests.
- Don’t leave an active fire in fireplace before leaving cabin at all times.
- Please do not put anything in spa or adjust the settings. There is a $400 charge for damage to the spa lid.
- Please use the grill only in designated area.
CANCELATION POLICY
If Guest chooses to cancel their reservation within 14 days of stay, Guest will forfeit rental amount in full. If Guest has a true emergency, we will make every effort to secure a new Guest for your original date stay and all monies (less a $75 cancellation fee) will be refunded. If after diligent effort, we are unable to secure a Guest, the full rental payment is forfeited. Cancellations from 15-29 days of stay, Guest will forfeit rental amount but we will allow them to rebook their stay.
Cancellations of 30 days or more in advance, Guest will receive a full refund minus a $75 cancellation fee. If Guest is unsatisfied with a property due to differences in taste, location, decor, etc and declines to stay at the rental property this will be considered a cancellation and no refund will be issued.
Please respect our property and the comfort of other guests. If your pet causes any damage, you will be responsible for the full extent of replacement or repairs.
If guests are uncomfortable with your pet(s), we ask that you make every effort to respect their feelings. Any guest whose pet(s) create unnecessary disturbance or engage in aggressive/unsafe behavior may be asked to leave. In such case no refund of any fees paid will be made. Let’s all work together to make this an enjoyable vacation for everyone.
- All pet(s) must be friendly with other pets and people.
- All pets must be kept on leash.
- All pets must be current on their shots and provide proof of rabies protection.
- All pets must be on active flea and tick prevention. Please do regular tick checks on your pets, especially in the spring and early summer.
- Please clean up after your pet.
- Owners are responsible for the care of pets on the property. We assume no liability for the actions or interactions of guests' pets on the property.
- Any guest whose pet(s) create unnecessary disturbance or engage in unsafe behavior may be asked to board their pet(s) elsewhere or leave at the discretion of management.
- Please select the pet package when making your reservation so accommodations can be made for pet stay.
